Checklist: What to Inspect Before Paying the Flat Token

You found it. The flat looks decent, the rent fits your budget, and it is just a 5-minute walk to Jamia Hamdard Gate 6. The landlord is pressuring you to pay a ₹2,000 "token amount" right now to lock it in. Stop. Take a breath.

In the rush of Delhi's student rental market, freshers often pay the token amount after a quick 2-minute glance at the room. Two weeks later, they realize the water pressure is zero, their phone has no network, and the electricity bill is draining their wallet. Before you transfer a single rupee, run through this ultimate Gate6Rentals inspection checklist.

1. The "Sub-Meter" and Electricity Audit

Electricity is the number one cause of disputes between students and landlords in Tughlakabad Extension. Do not assume the electricity is a standard government rate.

  • Find the Sub-Meter: Ask the landlord to show you the specific sub-meter attached to your room. Take a photo of the current reading on your phone *on the day you move in*.

3. Network Connectivity and Ventilation

The Network Test: Step inside the room, close the door, and try to make a phone call or load a YouTube video. Do not rely solely on the promise of Wi-Fi. If your Jio or Airtel SIM drops to zero bars, you will miss important calls from home and university groups.

The Airflow Test: Does the room have a window that opens to the outside (not just a ventilation shaft)? Delhi summers are brutal. A room without cross-ventilation will turn into an oven, forcing you to run the AC or cooler 24/7, sky-rocketing your electricity bill.

4. Security and Latches

Especially for female students, structural security is vital.

  • Double Doors: Does the flat have a sturdy iron gate outside the wooden door?
  • Inside Latches: Check the bolt (kundi) on the inside of the main door and the bathroom. Make sure they slide smoothly and feel secure.
  • Window Grills: Ensure all windows have iron grills, not just glass panes.

5. Clarify the Financials (The Final Step)

If the flat passes all the physical checks, you must verbally confirm the following terms with the landlord before handing over the token cash or UPI transfer:

  • Lock-in Period: Are you forced to stay for 6 months or 11 months?
  • Notice Period: If you want to leave, do you need to give 1 month's notice?
  • Maintenance Charges: Is there a hidden monthly fee for garbage collection or stair cleaning? (Usually ₹100-₹200).
  • Security Deposit Refund: Confirm that the security deposit will be refunded on the day you vacate, provided there is no damage.
